Fort Smith Metro Sees Significant Rebound in Construction Activity
Building activity in the Fort Smith metro area experienced a robust recovery in February, following a slower start to the year. Total permit values for the region's three largest cities—Fort Smith, Van Buren, and Greenwood—reached $25.078 million, representing an 81.6% increase compared to the $13.81 million reported in February 2025. This surge also reflects a 48.2% month-over-month increase from January's totals.
The city of Fort Smith led the growth, issuing 266 permits with a combined value of $23.538 million. This figure marks an 85% rise from the $12.72 million in permit values recorded during the same month last year. While the year-to-date activity for the first two months of 2026 remains approximately 8.5% lower than the same period in 2025, the February data suggests a shifting momentum in the local construction sector.
Residential and Duplex Sectors Drive Growth
The most notable gains occurred within the residential sector. Fort Smith issued 17 permits for new single-family residential construction in February, valued at $3.778 million. This is nearly a ninefold increase over the $430,000 value from just three permits issued in February 2025.
Multi-family housing also saw substantial investment. Permits for 21 new duplex construction projects were issued with a value of $6.926 million, a 183% increase from the $2.45 million recorded a year ago. This trend highlights a growing demand for diverse housing options in the River Valley as the community expands its labor force and residential footprint.
Regional Performance in Van Buren and Greenwood
Growth was not limited to the city center, as neighboring municipalities also reported positive trends:
- Van Buren: The city permitted 52 projects in February with a total value of $1.277 million, a 32% increase year-over-year. Residential construction in Van Buren saw a 94.7% rise, while commercial permits—though smaller in scale—totaled $83,500, a significant jump from the $13,600 recorded in February 2025.
- Greenwood: Building permit values reached $262,661, marking a 313% increase over the $127,448 reported in February of the previous year. Despite this monthly spike, Greenwood's year-to-date activity of $753,376 is currently down 41.1% compared to the first two months of 2025.
Long-Term Strategic Outlook
The rebound in permit values is a critical indicator for regional stakeholders and investors. Following a record-breaking 2023 that saw $520.64 million in total permit activity, the region has stabilized into a period of steady growth.
